Exciting New Development in West Craigs: Maybury Quarter, Edinburgh to Transform Former Industrial Site

Maybury Quarter, Edinburgh West – A new proposal is set to transform the newest area of West Craigs, currently home to the Saica Pack plant - a paper and cardboard manufacturing site - into a vibrant community hub. The ambitious Maybury Quarter development plans to introduce 1,000 new homes, a hotel, retail and leisure space, and extensive green areas, revitalising the 15.5-acre brownfield site.


The development will feature a mix of affordable and private housing, alongside a hotel with 125-150 rooms, and ample retail and leisure space. Designed to integrate seamlessly with the local community, the development will be crisscrossed by a network of active travel routes, prioritising pedestrian-friendly, car-free streets, and reducing car parking to promote a sustainable living environment.


This site, located with existing access from Turnhouse Road, has a rich industrial history, having been used as a manufacturing facility for over 75 years. Summix, a London-based property developer specialising in urban regeneration, is leading this transformative project.


Strategically situated next to Edinburgh Gateway tram and railway station, residents of the new development will benefit from exceptional transport links, with the city centre and the airport just a 10-minute journey away.

In alignment with the City of Edinburgh Council’s 20-minute city initiative, the neighbourhood is set to contribute to the council’s goal of reaching net zero emissions by 2030. This initiative aims to create self-sufficient communities where residents can access most of their daily needs within a 20-minute walk or cycle.

A planning application for the project is expected to be submitted to the City of Edinburgh Council by the end of 2024. The community eagerly anticipates the transformation of this historic site into a thriving residential and commercial quarter.
